Prior to commencing works on-site with this project, we worked extensively with the Client and their team to value engineer the scheme to ensure that the contract was let within their budget allowance. One of the significant value engineering items proposed was the change in the external wall construction from a traditional build to an SFS (steel framing system) with an Alsecco Brick system for the external face. In addition to commercial benefits, this system also assisted with the thermal requirements.
The building was constructed with a steel frame, metal decking and concrete floors, membrane roofing and an envelope of both the Alsecco system described above and cladding. A new retail unit was incorporated into the ground floor.
For the internals, we were responsible for the complete fit-out to the 425 studios and also the communal areas which included a gym, prayer room, cinema room and communal kitchen areas
